Long John Silver's plans to move into the empty former Schlotzsky's building, with a spring opening possible

A franchise group bought the long-vacant property, and a six-to-eight-month remodel could have the seafood chain serving as soon as next spring, the commercial broker on the deal told KXII.

A Long John Silver's restaurant is headed for the building in Denison that once held a Schlotzsky's, and it could open as soon as next spring, according to the commercial real estate broker who handled the sale.

Bill Wastoskie, vice president of rural markets for leasing, land sales and acquisition at Centerpoint Commercial Properties, told KXII on Monday that a franchise group with a large base of locations contacted him about the property, which had been on the market for years.

"That was actually one of the quickest looks and closes that I've done in a long time on a commercial deal," Wastoskie told the station.

Remodel first

Wastoskie said remodeling the former sandwich shop could take six to eight months before the seafood chain opens. KXII's report did not give a street address or name the franchise group, and no opening date has been announced.

Wastoskie said he expects Long John Silver's to do better at the site than the restaurant that was there before, pointing to its prices and name recognition. He also said the restaurant would bring the city sales tax and property tax revenue.

More deals in the works

The broker told KXII that national and regional chains are looking at Denison and Sherman, and that more fast-food brands are likely to arrive in the area. He said he is working on another deal at FM 691 and U.S. 75 in front of the hospital, and on a couple of sites just north of the Walmart. He did not name the businesses involved.

Farther south along U.S. 75, the Waterloo Trails development is under construction. KXII reported that its first phase includes 236 apartments set to open in late 2027, and that the Denison Development Alliance has reserved 12 acres along the highway for commercial use and hopes to bring in a grocery store.
