Preston Harbor amenity center is filed with the state for a February start, later than the developer's summer target

A state accessibility filing lists a $5.5 million amenity center with a pool, splash pad, sport courts and a trail, with construction from Feb. 1 to July 1, 2027. In July, the developer said a $6 million center would break ground this summer.

The amenity center planned for Preston Harbor, the lakeside development on Denison's northwest side, is now registered with the state with a construction window that starts in February, months after the developer said work would begin.

A project registration filed Sept. 17 with the state's Department of Licensing and Regulation lists the Preston Harbor Amenity Center on FM 84 at an estimated $5.5 million. The scope includes an amenity center building, a trail, sport courts, parking, a pool and a splash pad. The filing gives an estimated start date of Feb. 1, 2027, and completion by July 1, 2027.

The registration lists the owner as MM Preston Harbor LLC of Farmers Branch and the design firm as Studio 13 of Lewisville. It describes the work as privately funded new construction on private land and gives the project's square footage as 407,721. Its status is "Project Registered," meaning it has been logged for the state's accessibility review.

What the developer said in July

When the Denison City Council's tax increment reinvestment zone board extended the zone covering Preston Harbor by 10 years in July, Craig International told KXII that a $6 million amenity center featuring pools, slides, tennis and pickleball on a three-acre lake would break ground later that summer.

Miles Prestemon, Craig International's project manager for Preston Harbor, said at the time that pad sites had been graded for 286 first-phase lots and that streets and utilities would likely be done near the end of the first quarter of 2027, with home construction to follow.

He said about 300 people were on a waiting list for 107 estate lots, and that the company was also working on a planned Margaritaville resort at the site.

The state filing does not explain the difference between the developer's summer timeline and the February start date, and it does not mention slides, tennis or pickleball by name. Construction start dates in these registrations are estimates supplied by the filer and can change.
