North Texas's Housing Squeeze Reaches Denison

North Texas experiences rapid growth while home ownership becomes increasingly unattainable.

Frisco, a city that has seen its population surge from about 33,000 to over 200,000, exemplifies the rapid growth and affordability challenges in North Texas. Located approximately 45 miles south of Denison, Frisco has attracted numerous corporate headquarters and families, contributing to the region's status as a major population magnet.

The Dallas-Fort Worth metroplex is now the fourth-largest in the U.S., with over 8.5 million residents and an annual growth of more than 100,000 people.

The influx of new residents has been driven by corporate relocations, with 119 companies moving or expanding in the area in 2025. However, this demand has led to soaring home prices, which have increased by approximately 156% since 2005. The median home price in the Dallas-Fort Worth area now stands at around $400,000.

Despite a slight dip in prices in 2025, they remain significantly higher than pre-pandemic levels.

Incomes have not kept pace with these rising costs. Over the last five years, typical mortgage payments have surged by 82%, while household incomes have only increased by about 26%. This disparity has made home ownership increasingly elusive for many, particularly first-time buyers and younger households, forcing them to seek affordable options in smaller towns, which are also experiencing rapid growth.
