Work is moving ahead on Waterloo Trails, a mixed-use development planned at Crawford Street and Highway 75 in Denison. The first phase centers on a 236-unit apartment building described as Denison’s first Class A apartment complex.
Tony Kaai, president of the Denison Development Alliance, said the project has been in planning for several years. “Waterloo Trails is a development that we’ve been working on for about five or six years,” Kaai said.
Developers said the apartments are intended to bring a level of residential quality associated with Frisco or McKinney to Denison. Kaai said the project also gives the city additional land to market for future uses and could add amenities for residents.
After the apartment phase, developers plan to seek commercial tenants around the residential building. The possible uses named in the report include retail, fast food, outdoor sit-down restaurants and a grocery store.
Kaai said grocery options have been a focus for years because residents have asked for more choices. He said the Waterloo Trails project could expand the local market enough to help attract a grocer.
