Waterloo Trails, a mixed-use project long in planning, has started taking shape near US 75 at Crawford Lane in Denison, with apartments and commercial space planned on about 30 acres.
Forrest Pool of Preston Forrest Capital said the property is entering a visible stage after years in development. "For so long, everybody has just driven past it, but now it's going to be place where people are excited to stop," Pool said.
Early work is focused on preparing the site. Pool said the location has been complicated because sewer, water and related services were not already in place along the highway, and the first phase includes installing utilities needed for the apartment portion of the project.
Pool said the first residential phase is expected to bring tenants around this same point next year. He said those residents would have access to a clubhouse and other amenities while the remaining buildings are still being finished. He also noted that Denison does not currently have an apartment complex served by an elevator.
The plan also includes restaurant and retail space. Pool said commercial pad sites are expected to fill in over a three- to four-year period, and he said a well-known tenant could lead other businesses to follow. No specific tenant names were provided.
