A Denison builder wants to put six new houses on a corner lot that is zoned for shops, telling the city that homes would bring less traffic and noise to the neighborhood than retail.

Shearer Designer Homes LLC has asked the city to rezone about 0.889 acres at the southwest corner of West Bond Street and Juanita Drive from Local Retail to SF-5, the city's smallest-lot single-family district. The Planning and Zoning Commission had the request on its agenda for a public hearing at its 10 a.m. meeting Tuesday at City Hall.

The result had not been posted by late morning.

The plan

In a project narrative filed with the application, the company says it plans six homes of roughly 1,250 to 1,400 square feet, each with a two-car garage, though it notes some easements may require single-car garages on certain lots. Each house would have a different front facade, sodded yards and front landscaping, and would follow the city's new design standards, according to the narrative.

The builder says it is aiming at empty nesters and at "young buyers looking for an affordable home to raise a family." It argues that retail on the site "would create more traffic, noise, and the possibility of criminal activity in the area."

What the city says

Planning staff recommended approval. The staff report notes townhomes and single-family houses on the west, north and east sides of the tract, with commercial property to the south along Morton Street. It says the change fits the Future Land Use Map, which calls for the area to develop as a neighborhood, and would not affect the supply of similar land elsewhere in the city.

If the zoning is approved, the builder can move on to civil engineering plans and platting, the report says. The commission's role on the case is to make a recommendation.

The land is listed as Grayson Central Appraisal District property 140810 in the Hardin Jones Survey. The case number is 2026-78Z.
