A local homebuilder wants to put six houses on a corner lot in west Denison that is now zoned for shops, and the city's planning staff is backing the request.
Shearer Designer Homes, LLC is asking to rezone about 0.89 acre at the southwest corner of West Bond Street and Juanita Drive from Local Retail to SF-5, a single-family district that allows smaller lots. The Planning and Zoning Commission holds a public hearing on the request at 10 a.m.
Tuesday, Oct. 13, in the City Council chambers at City Hall, 300 W. Main St., according to the agenda posted Oct. 7.
What the builder proposes
In a project narrative filed with the city, the company says the change would allow six new homes of roughly 1,250 to 1,400 square feet, each with a two-car garage, though it notes some easements may force a one-car garage on certain lots. Each house would have its own front design, sodded yards and landscaping, and would follow Denison's new design standards, the narrative says.
The builder pitches the homes to two groups: empty nesters and younger buyers looking for an affordable place to raise a family. It also argues that houses would bring less traffic and noise to the block than a retail use would.
Apartments sit to the west of the tract, single-family homes to the north and east, and commercial property fronting Morton Street to the south, according to the filing.
